The idea of building a custom home can be overwhelming and exciting all at once. At Truland, we design your home by what inspires you. We guide you one-on-one from concept to closure. We listen to your thoughts and plans, helping you perfect your dream. From your first idea to your housewarming party, we’re with you every step of the way.
We have created a guide to help give you an idea of what to expect when buying a Truland home.
1. Select a Community
All Truland communities are unique in their own way and we have numerous communities for you to choose from in Gulf Shores, Orange Beach, Fairhope, Daphne, and Spanish Fort. Search through our communities to find the: school district, pricing, home site size, location, and amenities, like pools, parks and golf, you are looking for.
2. Select a Plan
Every plan contains it’s own unique features. When looking at plans, you should narrow ideas down to plans that best meet the needs of you and your family. Needs to consider could be square footage, bedroom and bath count, studies, game rooms, or second living areas. Every family is different so we are here to help you discover what you need. That’s why each one of our floor plans are completely customizable.
3. Select a Home site
Home sites come in many different shapes and sizes. The topography, size and, amount of site that needs to be cleared of trees can affect the cost of the home. Once you pick your plan, we can help you find a homesite where your plan can be built at the price you need.
4. Finalize Custom Plan Features
Time to finalize your floor plan. We want your new home to be everything you dream of and to be just as unique as you.
5. Purchase Agreement
A Truland Homes purchase agreement will be prepared specifically for the home you select on your homesite. The total purchase price will include any custom features you select.
6. Submit Your Earnest Money
A predetermined amount of earnest money will be collected when the purchase agreement is written.
7. Interior/Exterior Selections
Melissa is our in house design specialist who will guide you through the selection process. This includes both interior and exterior selections and typically happens within 15 days of signing your contract. You can visit our Design Center to see and feel your options before choosing them.
8. Custom Engineering
Wait for your plan to be engineered for structural and windstorm. Your new custom home will be engineered specifically for your location and site conditions. This typically takes place within a week of finalizing your plan.
9. Review Final Details
After we receive your plans back from engineering, we want to meet one more time. We want to be sure you are entirely happy with the details of your plan and also with your selections before we begin the construction process. This meeting takes place with your personal project manager typically within two weeks of signing your contract.
10. Construction Begins
Your new custom home will be underway! This typically takes place within 30 days of signing your contract.
11. Review Home Status
Meet with your project manager to review the status of your new home. Prior to the drywall being installed, we want to catch you up on the progress we have made and to let you know exactly what stage your new home is in.
One week before your closing is scheduled, we want to personally introduce you to your new home for the first time. This gives you a chance to make final requests for finishing touches and allows us time to complete those requests.
13. Final Walkthrough
One day before closing, we walk through your home and let you give final approval that the home is everything you dreamed of.
You will go to Alabama Land Title company to sign your closing documents and receive the keys to your new dream home!
